And yes, there are times when I'll tell you not to buy a property you really want to.
1) Get pre-approved. Knowing your monthly mortgage payment lets you assess a property's value to you — not just its list price. You may be willing to pay $X/month for one home but not another. You simply can't learn the market without first understanding your numbers.
2) Interview an agent or two. Find an agent who informs, educates (with real data and experience), and helps you define what value means for your situation. Then sign the BRA. Working with the right agent from the start saves you time, money, and a whole lot of stress.
3) Ask your agent to set you up with active listing alerts. Do drive-bys. Explore neighborhoods. Then ask for sold data on homes you've seen or ones in your price range. Over time, this builds a clear, confident picture of what value actually looks like, and helps you recognize it when the right home comes along.
Now that you know what your monthly mortgage will look like and you've been absorbing sold data, it's time to start shopping. By the time you've toured around 15 homes, one of two things will have happened: you'll have already written an offer, or you'll be ready and confident to do so.
When crafting an offer, don't cheat yourself out of submitting your best one. Especially in a multiple-offer scenario, putting your best foot forward means you'll walk away knowing you gave it everything, no second-guessing. And if your offer isn't accepted, you'll gain something valuable: a clearer picture of local market value and how other buyers are competing.
