The Real Time Experience
I was very fortunate to receive a referral, Katie, from a previous client (Thank you L&B!) who bought a unit in The Meadows, a LOVELY complex of condos with 3 pools, 2 tennis courts and world class hiking views just out the front door.
Katie called me and asked if I could help her with 5 requirements. The first was too many steps and the dog. We can all relate, especially when the dog starts pawing at the door at an especially early hour. So, less steps and access to a patio, that's 2 requirements. The other 3 were an EV charger, laundry in the unit and perhaps to help her sell her unit at The Meadows.
This is a tall order, but we pulled it off! The truth is Katie set her sights on a lifestyle change and was terrific at receiving and executing advice from a number of advisors. I was able to help her procure a short-term loan secured by her current home so she could submit an all-cash offer on the property of her choice.
The first challenge was laundry in the unit as many of Marin's condo complexes are converted apartment complexes with shared laundry rooms. The EV charging station was also a challenge. There are very few condo units or complexes that are EV charging friendly.
We hunted and eliminated. That was basically the method. We eliminated complexes or units with no laundry and got creative with the EV charging. With record low inventory the search becomes a process of what are you willing to compromise on. Luckily, and I mean luckily, I found Katie an off-market unit in a lovely complex studded with OLD Oak Trees, a pool, tennis courts, walking paths, LAUNDRY inside and a patio for Zola right off the first floor.
Next for Katie & Me
Now it's on to selling the unit in The Meadows. The day after Katie moved in I got a call that Zola loves her patio to do her business in the morning. One my say that's an expensive patio, but 4 requirements met and one to go is better, IMHO. Thank you, Katie, for trusting me!
Real Time Advice
There is no picking and choosing in a low inventory market. Whatever you list of ‘Must Haves’, be flexible. Knowing the broader market is valuable when viewing each property. Don’t listen to ‘crystal ball advisors’, trust the experts.
