A Grandparents Investment in Family & Real Estate

There's a lot to tell in this story of how grandparents, Holly and Steve, wanted to bring family closer AND make a sound income investment. 

I met Holly and Steve at an open house.  It took a bit for them to call me, however, I was so grateful to hear from them and excited to help them achieve a complicated goal. Often when a buyer has many requirements of a home, it's like trying to shove a square peg into a round hole.  It just doesn't work.  

Steve and Holly had been house hunting for a while, but had some challenges with the homes available vs. the list price.  I suggested we all look at the previously seen homes so I could help them understand what wasn't sitting right about those homes but also to help them understand the market. Once I was able to demonstrate how to properly value the homes available, we realized the home they wanted was not on the market. 

I set out to find them an off market home.  Not easy to do given our market is always short on inventory.  Another challenge was once Steve and Holly really figured out the neighborhood they wanted the home to be located in, that also narrowed the available options.  Fortunately, after calls, hunting and networking, I was able to find a home that met their basic profile requirements.   

We submitted an offer, there was some back and forth going on, but Holly and Steve were in contract with no other competition (a HUGE advantage).  As well, after the home inspections, we were able to negotiate a discount from the original offer price, closing at .97% of the list price of $857K.  

I am thrilled for both Holly and Steve as they now get watch their family thrive in this home and it's an investment for their future financial security. 

Real Time Advice

This is a case of realizing low inventory has a big impact on value, and in particular, value to the buyer.  At the time of this posts publishing date, the seller pool has the advantage.  There are 'almost' no homes for sale.  My biggest fear, when the seller countered on price, was that the lack of inventory would force a higher priced future purchase for Steve and Holly.  Sometimes, working with what's available is the only option.  Not a perfect option but an option that get's the objective done.
